Buying a house can be stressful and it is not always in the seller’s best interests to be fully open about its quirks and idiosyncrasies. Many people do not realise that the 'Mortgage Survey' required by their lender is not a detailed survey of the condition of the property but is to confirm that the value is correct and that the property is likely to be there for the life of the mortgage. It is unlikely to pick up any but the most obvious problems and in many cases nowadays the valuer may not even visit the property - relying instead on an 'Automated Valuation Model' (AVM).
A condition survey tells the buyer about any aspects of the property that need urgent attention or which present serious faults, as well as any longer term repairs that a home owner might have to plan for. Commissioning a survey on the property you are buying can save you thousand of pounds.
Additionally, the surveyor is often the only person working on your behalf who actually visits the property. This means that they are well placed to point out issues that may need attention during the conveyancing process.
